Required Documentation: For registration, it is necessary to present an original passport or identity card with a photograph, in accordance with the following laws: - Article 22 of Law 2068 Accommodation Registration Card (TRA). - Article 4 of Resolution 2357 (SIRE). - Law 300 of 1996 and additional regulations for the protection of minors. 2. Registration of Guests and Visitors: Everyone must register with their identification document according to relevant laws. For minors under 18 years old, a parental permit with a birth certificate will be required. Remember that as a host, you are responsible for the behavior of your visitors and that the maximum capacity of the property must be respected. 3. No to Sex Tourism: Entry of minors to any tourist establishment for purposes of prostitution or sexual abuse is strictly prohibited, according to Law 679 of 2001. 3.1 Sex Work Prohibition: This is a residential property. In alignment with Airbnb rules, soliciting, receiving, promoting, or engaging in any form of sex work and paid sexual services (including erotic massages or prostitution) is strictly prohibited and will not be tolerated. If guests are identified as engaging in such activities during their stay, it will be considered a breach of the property’s rules, and the property owner reserves the right to terminate the stay at any time without prior notice, at her sole discretion. Moreover, this property complies with local and national laws regulating paid sexual services and sex tourism, including oversight of illegal actions that are punishable by law 4. Prohibition of Parties/Loud Noises: To maintain neighborhood harmony, social gatherings with high levels of noise or alcohol/drug consumption that may disturb neighbors are not allowed. Security will strictly enforce this regulation. 5. Appropriate Behavior: We ask our guests to avoid inappropriate behavior in common areas, such as loud music, inappropriate dancing, or activities of a sexual nature. 6. Environmental Preservation: It is essential to take care of our environment. Do not litter or damage public, private, or natural areas within the community. 7. No Smoking: Please remember that smoking inside the property is strictly prohibited. 8. No Pets Allowed: Without express permission from the rental administrator, pets are not allowed on the unit. 9. Be Careful with Stains: Avoid spilling red wine near bedding or sofas to keep our property in optimal condition. 10 Responsibility for Damages: Any damage to the property will be charged to the responsible party. - Damage to property or furniture (broken glasses, lamps, televisions, etc.). - Lost/missing furniture and appliances, etc. - Dirt or other disorder requiring excessive cleaning by the owner. - Any additional costs incurred by the owner due to the guest's stay. - Lost door keys and safe key that the owner has to replace. 11. The rent includes the payment for utilities (water, gas, and electricity) up to a specific limit based on the size of the apartment and its amenities: One bedroom apartment (max 2 people): 302,000 COP per month Two bedroom apartment (max 3 people): 423,000 COP per month Three bedroom apartment (max 5 people): 544,000 COP per month Four bedroom apartment (max 6 people): 665,000 COP per month If the apartment has air conditioning, the limit increases by 181,000 COP per month. If you exceed these limits, you will be responsible for paying the difference. Failure to comply with our policies will require us to notify the relevant authorities and apply the corresponding sanctions, including immediate expulsion from the property and termination of any rental contract.
